Buying Tips

INSPECTING:

  1. Is it in good condition structurally?
  2. Take the time to look at everything in the home.
  3. Research the area you want to live in.
  4. Open ovens, cupboards and move furniture.
  5. Always do a drive past prior to arranging an inspection.
  6. Choose location best suited for your needs.
  7. Know your budget, or your capacity.
  8. Do not raise your expectation by looking too early.
  9. Be ready to sign a contract if this is the house you like.
  10. Don't always go by first impression.

MAKING AN OFFER:

  1. Always speak to the bank BEFORE making an offer.
  2. Be reasonable with your first offer.
  3. Be prepared to negotiate.
  4. Always offer as close to the price you are prepared to pay, and have just one offer left in you.
  5. Be aware that the price is not the only criteria for a successful offer.
  6. Make agent aware of any specific conditions and terms or offer.
  7. Don't procrastinate on a popular property you may miss out altogether.
  8. If subject to finance, know your limit.
  9. Consider what you might need extra $ for stamp duty etc.
  10. Request that your offer be put on contract if agent feels.

NEGOTIATE THE CONTRACT:

  1. Be willing and able to declare your best offer.
  2. Be willing and able to pay deposit on signing.
  3. Understand that it is the Vendors discretion to accept the offer.
  4. Try to be flexible; it will help you offer.
  5. Be fir, but listen to the reasoning for negotiation.
  6. Make sure you know your financial capacity.
  7. Always leave the agent with a copy of a contract until the contract is exchanged.
  8. Don't forget your expenses, ie: stamp duty and conveyancing fees.

COMMON MISTAKES:

  1. Not believing the agent when he/she says it needs to be your best offer.

  3. Expecting everything in the house to work when not previously checked.
  4. Not asking questions.
  5. Don't expect to get too much $ off in work needed.
  6. Consider your options - make a logical decision.
  7. Offering low - offending the vendor.
  8. Always research the property to your satisfaction before signing an unconditional contract.
  9. Never make a decision based on armchair experts advise. YOU! Have to live in the house, so don't miss out through third parties.
